Notice of Application Date of Notice: December 28, 2016 Notice is hereby given that a Preliminary Short Subdivision application received by Grant County on December 8, 2016 from Anita M. Hughes Trust (Designated Contact: Columbia NW Engineering, 249 N. Elder Street, Moses Lake, WA 98837, 509-766-1226) was found to be technically complete on December 19, 2016. PROJECT: A Short Subdivision of approximately 44.59 acres in order to create four (4) lots from one existing parcel in the Rural Residential 1 zoning district of Grant County. Three proposed clustered lots (Lots 1, 2, and 3) are intended for residential use. As proposed, Lot 1 will be approximately 1.72 acres in size, and will contain an existing single-family residence and septic system. Lot 2 will be approximately 1.53 acres in size, and will contain an existing shed and barn. Lot 3 will be approximately 1.47 acres in size, and is presently vacant. Lot 4 will be approximately 38.86 acres in size, and is also presently vacant. Lot 4 will continue its present active agricultural use, but maintains residential capacity. Lot 4 will also contain the required designated open-space area. STUDIES REQUIRED: None. LOCATION: The site address of the subject parcel is 3627 Road E NE, Moses Lake, WA. The subject parcel is located approximately 2.75 miles northwest of the intersection of Interstate 90 and Hansen Road NE (Exit 174), and approximately 1.50 miles north of the intersection of Mae Valley Road NE and Road E NE, and approximately 0.37 miles south of the intersection of Road E NE and Road 4 NE, and in the west half of Section 13, Township 19 North, Range 27 East, WM, Grant County, WA (Parcel #16-1416-000). CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code.
