The preliminary Maple Ridge PDD and Major Plat involves phased development and subdivision of a 42.24 acre parcel approved to include 204 single-family residential lots and two tracts for future multi-family development. The PDD amendment includes removal of Multi-Family Tracts D and E from the approved PDD. This will allow for additional single-family housing to be developed under the current Moses Lake Uniform Development Code for these Tracts under a separate and differing land use action. Additionally, the application includes an amendment to the PDD for modify/reduce yard setbacks to meet the current zoning code. The combined area of Tracts F and G is 11.44 acres. Maple Drive is not affected by this and will remain in the approved PDD and Major Plat. . Required Studies: Traffic Impact Analysis and other studies as determined by the City of Moses Lake. Required/Existing Environmental Documents: The City of Moses Lake has reviewed the proposed project for probable adverse environmental impacts and expects to adopt existing Mitigated Determination of Non-Significance (MDNS) for this proposal. The optional DNS process in WAC 197-11-355 is being used. This may be your only opportunity to comment on the environmental impacts of the proposed project. No significant adverse environmental impacts have been identified that cannot be mitigated. The project review process may include additional mitigation measures under applicable codes. Preliminary Determination of Consistency: The City will regulate impacts consistent with the Moses Lake Municipal Code, and other local, state, and federal laws or rules.
