COOK, ) ) NOTICE OF SALE OF ESTATE An Incapacitated Person. ) ) __________________________ ) NOTICE IS HEREBY GIVEN the Guardian will apply to the Court for confirmation of the sale of the following described real estate: That portion of Farm Unit 76, Irrigation Block 71, Fourth Revision, according to the plat thereof filed August 16, 1955 in section 26, Township 20 North, Range 26 E.W.M., Grant County, Washington, EXCEPT that portion described as follows: Commencing at the North quarter corner of said Section 26; thence South 00°44'13" West, a distance of 20.44 feet to the true point of beginning; thence on a curve to the right with a radius of 382.0 feet for an arc length of 120.0 feet; thence South 55°54'15" East, a distance of 481.2 feet; thence on a curve to the left with a radius of 382.0 feet for an arc length of 140.0 feet; thence South, a distance of 504.6 feet; thence South 90°00'00" West, a distance of 632.7 feet; thence North 00°44'13" East, a distance of 893.6 feet, to the true point of beginning. The Verified Return on Sale of Real Estate by negotiation sets forth a purchase price of $600,000.00. RCW 11.56.110 provides that any increased bid pursuant to this Notice must be ten percent (10%) higher than the above amount, must be filed with the Court, and must be accompanied by a deposit of twenty percent (20%) of the bid amount in the form of cash, money order, cashier's check, or certified check. This increased bid must be filed with the Court and the funds deposited with the Clerk of the Court on or before August 14, 2017 (ten legal days after notice is published). Any such bidder should review the additional requirements of RCW 11.56.110, not contained herein. All bids must reserve a life estate for Fred L. Cook.
