PROJECT: A Preliminary Subdivision of approximately 6.85 acres in order to create fifteen (15) lots from two (2) existing parcels in the Urban Residential 2 zoning district of Grant County.

Notice is hereby given that a Preliminary Plat application and SEPA checklist received by Grant County on December 24, 2014 from Sand Castle Estates LLC (Designated Contact: Robert H. Culp, Munson Engineers, Inc., PO Box 3796, 610 N. Chelan Avenue, Wenatchee, WA 98807, 509-663-0544), were found to be technically complete on May 11, 2015. PROJECT: A Preliminary Subdivision of approximately 6.85 acres in order to create fifteen (15) lots from two (2) existing parcels in the Urban Residential 2 zoning district of Grant County. As proposed, the lots will range in size from 12,500 square feet to 22,500 square feet. The intended use of each of the proposed lots is residential. STUDIES REQUIRED: Traffic Impact Study, Wetland Delineation. LOCATION: The subject area is located approximately 2.75 miles southwest of the intersection of Interstate 90 and State Highway 17 (Exit 179), and approximately 0.25 miles southwest of the intersection of Pelican Place NE, Pelican Drive SE, and Goodrich Road SE. It is also located approximately 0.08 miles northwest of the intersection of Viewmont Drive SE and Dune Lake Road SE, and in the NW quarter of Section 3, Township 18 North, Range 28 East, and in the NE quarter of Section 4, Township 18 North, Range 28 East, WM, Grant County, WA (Parcels #17-0070-002 & #17-0075-003). ZONING: Urban Residential 2. PUBLIC HEARING: Hearing Examiner meeting tentatively scheduled at 12:00 noon, August 12, 2015, in Commissioners' Hearing Room of Grant County Courthouse in Ephrata, WA. At this time any person(s) may appear and provide testimony. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code. All persons, agencies, or tribes have the right to comment, receive notice, participate in any hearings, request a copy of the final decision, and/or appeal the decision as provided by law and County Code.
