NOTICE IS HEREBY GIVEN that there has been proposed to the Franklin County Planning Commission an application by Dave Greeno, 12406 Eagle Reach Ct, Pasco, WA 99301 for a preliminary plat subdivision, SUB 2016-01.

NOTICE OF PUBLIC HEARING

NOTICE IS HEREBY GIVEN that there has been proposed to the Franklin County Planning Commission an application by Dave Greeno, 12406 Eagle Reach Ct, Pasco, WA 99301 for a preliminary plat subdivision, SUB 2016-01.

Said application is to subdivide approximately 38.58 acres into 60 single family residential lots. The land is zoned Residential Suburban 20,000 (RS-20) and is located within the City of Pasco Urban Growth Area. This area allows for residential uses on parcels of land with a minimum lot size of approximately 20,000 square feet. The subject parcel is described as follows:

LEGAL DESCRIPTION: Portion of Farm Unit 80, Fifth Revision of Farm Unit Plat Irrigation Block 1, According to the Plat thereof recorded in Volume 1 of South Columbia Basin Farm Unit Plats, Page 20, records of Franklin County, State of Washington. Said Farm Unit also being described as the SW Quarter of Section 6, Township 9N, Range 29 E, WM. (Parcel Number 115-180-040) (38.58 acres).

NON-LEGAL DESCRIPTION: The 38.58 acres is located north of the City of Pasco, west of Broadmoor Blvd., north of Burns Road, along east side of Dent Road at the northeast intersection of Burns Road and Dent Road (Parcel Number 115-180-040).

NOTICE IS FURTHER GIVEN that said application will be considered by the Franklin County Planning Commission. Said consideration will be a public hearing on January 5, 2016 at the hour of 6:30 p.m. in the Franklin County Courthouse, Commissioners Meeting Room, 1016 North 4th Avenue, Pasco, WA 99301 and all concerned may appear and present any support for or objections to the application. Written comments are accepted prior to the public hearing and those comments shall be submitted to the Franklin County Planning Department, 1016 North 4th, Pasco, Washington 99301.

NOTICE IS FURTHER GIVEN that said proposal has been reviewed under the requirements of the State Environmental Policy Act, as amended, along with the Environmental Checklist and other information. A determination has been made as to the environmental impacts of the proposal and a Mitigated Determination of Non-Significance (MDNS) has been issued. Accordingly, an Environmental Impact Statement is not required. This determination was made on November 30, 2015 and comments regarding the determination and the environmental impacts of the proposal can be made to the Planning Department by December 28, 2015.
