(374,000 sq. ft.) Controlled Atmosphere building with a 14-ft. front setback on an approximately 24.02-acre parcel in the Urban Commercial 2 zoning district of Grant County.

Notice is hereby given that a request for a Variance application received on August 11, 2015 from Evans Fruit Company (Designated Contact: Jim Bridges (PLSA Engineering), 1120 West Lincoln Ave., Yakima WA 98902) was found to be technically complete on August 24, 2015. PROJECT: A Variance to the 35-ft. front property line setback (from the 60-ft. access easement) for structures as defined in GCC § 23.12, Table 1, in order to enable the construction of a 406-ft. x 180-ft. (374,000 sq. ft.) Controlled Atmosphere building with a 14-ft. front setback on an approximately 24.02-acre parcel in the Urban Commercial 2 zoning district of Grant County. SEPA: Exempt. ADDITIONAL PERMITS: Building Permit & Site Plan Review STUDIES REQUIRED: None. LOCATION: The site is located at 24962 Hwy 243 S, Mattawa WA 99349. It is known as Lot 1 of the Vineyard Short Plat, located in the SE quarter of Section 03, Township 14 North, Range 23 East, WM, Grant County, WA (Parcel #31-3385-000). ZONING: Urban Commercial 2. PUBLIC HEARING: Hearing Examiner meeting tentatively scheduled at 12:00 noon, October 14, 2015, in Commissioners' Hearing Room of Grant County Courthouse in Ephrata, WA. At this time any person(s) may appear and provide testimony. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code.
