PROJECT: A Variance to the 25-ft. front property line setback requirement for accessory structures as defined in GCC § 23.12, Table 3, in order to enable the construction of a garage with a 13-ft. 7-in. front setback on an approximately 0.17-acre parcel in the Rural Village Residential 1 zoning district of Grant County.

Notice is hereby given that a request for a Variance application received on July 23, 2015 from Anthony Conti was found to be technically complete on August 04, 2015. PROJECT: A Variance to the 25-ft. front property line setback requirement for accessory structures as defined in GCC § 23.12, Table 3, in order to enable the construction of a garage with a 13-ft. 7-in. front setback on an approximately 0.17-acre parcel in the Rural Village Residential 1 zoning district of Grant County. SEPA: Exempt. ADDITIONAL PERMITS: Building Permit. STUDIES REQUIRED: None. LOCATION: The site is located in Desert Aire at 210 Arrowhead Pl SW. It is known as Lot 298 of Desert Aire No. 1 Plat. In the NE quarter of Section 27, Township 14 North, Range 23 East, WM, Grant County, WA (Parcel #02-0323-000). ZONING: Rural Village Residential 1. PUBLIC HEARING: Hearing Examiner meeting tentatively scheduled at 12:00 noon, September 09, 2015, in Commissioners' Hearing Room of Grant County Courthouse in Ephrata, WA. At this time any person(s) may appear and provide testimony. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code.
