NOTICE IS HEREBY GIVEN that there has been proposed to the Franklin County Planning Commission an application by P & R Construction LLC, 6223 W. Deschutes Ave., Kennewick, WA 99336 for a preliminary plat subdivision, SUB 2014-01.

NOTICE OF PUBLIC HEARING

NOTICE IS HEREBY GIVEN that there has been proposed to the Franklin County Planning Commission an application by P & R Construction LLC, 6223 W. Deschutes Ave., Kennewick, WA 99336 for a preliminary plat subdivision, SUB 2014-01.

Said application is to subdivide approximately 9.60 acres into 17 single family residential lots. The average lot size in the development is approximately 20,742 square feet in size. The largest lot is approximatley 22,491 square feet and the smallest lot is approximately 20,013 square feet in size.

The land is zoned Residential Suburban 20,000 (RS-20) and is located within the City of Pasco Urban Growth Area. This area allows for residential uses on parcels of land with a minimum lot size of approximately 20,000 square feet. The subject parcel is described as follows:

LEGAL DESCRIPTION:

The north half of the south half of the northeast quarter of the northeast quarter of Section 21, Township 9 North, Range 29 East, W.M. Franklin County, WA, except county roads.

NON-LEGAL DESCRIPTION: The 9.60 acres is generally located north of Richardson Road, south of Argent Road, along the west side of Road 68 and the east side of Road 72 in the Pasco Urban Growth Area Boundary (Parcel Number 118-352-088).

NOTICE IS FURTHER GIVEN that said application will be considered by the Franklin County Planning Commission. Said consideration will be a public hearing on October 7, 2014 at the hour of 7:00 p.m. in the Franklin County Courthouse, Commissioners Meeting Room, 1016 North 4th Avenue, Pasco, WA 99301 and all concerned may appear and present any support for or objections to the application. Written comments are accepted prior to the public hearing and those comments shall be submitted to the Franklin County Planning Department 1016 North 4th, Pasco, Washington 99301.

NOTICE IS FURTHER GIVEN that said proposal has been reviewed under the requirements of the State Environmental Policy Act, as amended, along with the Environmental Checklist and other information. A determination has been made as to the environmental impacts of the proposal and a Declaration of Non-Significnce (DNS) has been issued. Accordingly, an Environmental Impact Statement is not required. This determination was made on August 28, 2014 and comments regarding the determination and the environmental impacts of the proposal can be made to the Planning Department by October 7, 2014.
