PROJECT: A Preliminary Plat of approximately 179.328 acres in order to create eight (8) lots from two (2) existing parcels in the Agriculture zoning district of Grant County.

Notice is hereby given that a Preliminary Plat application and SEPA checklist received by Grant County on August 27, 2014 from Blue Vine, LLC (Designated Contact: Kevin Richards, Western Pacific Engineering & Survey, 1328 E. Hunter Place, Moses Lake, WA 98837, 509-765-1023), were found to be technically complete on September 3, 2014. PROJECT: A Preliminary Plat of approximately 179.328 acres in order to create eight (8) lots from two (2) existing parcels in the Agriculture zoning district of Grant County. As proposed, Lot 1 will be approximately 1.310 acres in size, contains an existing single-family residence, two sheds, well, and septic system, and will continue its present residential use. Lot 2 will be approximately 1.054 acres in size, is presently vacant, and will be used for residential purposes. Lot 3 will be approximately 4.106 acres is size, is presently vacant, and will be used for residential purposes. Lot 4 will be approximately 64.825 acres in size, is presently vacant, will continue its present agricultural use, and will have no residential capacity. Lot 5 will be approximately 81.225 acres in size, is presently vacant, will continue its present agricultural use, and will have no residential capacity. Lot 6 will be approximately 18.875 acres in size, is presently vacant, will continue its present agricultural use, and will have no residential capacity. Lot 7 will be approximately 3.778 acres in size, contains an existing implement storage building/shop, will continue its present agricultural use, and will have no residential capacity. Lot 8 will be approximately 1.270 acres in size, contains an existing single-family residence, well, and septic system, and will continue its present residential use. Lots 4, 5, and 6 will contain the required designated open-space area. STUDIES REQUIRED: None. LOCATION: The site address of Parcel #19-1312-000 is 6377 Road S SE, Warden, WA. The site address of Parcel #19-1315-000 is 19350 Road 7 SE, Warden, WA. The subject parcels are located approximately 1 mile northwest of Warden, WA, and approximately 1.90 miles northeast of the intersection of State Highway 17 and State Highway 262, and in a portion of Section 5, Township 17 North, Range 30 East, WM, Grant County, WA. ZONING: Agriculture. PUBLIC HEARING: Hearing Examiner meeting tentatively scheduled at 12:00 noon, November 12, 2014, in Commissioners’ Hearing Room of Grant County Courthouse in Ephrata, WA. At this time any person(s) may appear and provide testimony. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code.
