PROJECT: A Short Plat of approximately 20.92 acres in order to create three (3) lots from one existing parcel in the Rural Residential 1 zoning district of Grant County.

Notice is hereby given that a Preliminary Short Plat application received by Grant County on

October 7, 2014 from Allan Halvorson (Designated Contact: Lennard Lopez, Knudsen Land Survey LLC, PO Box 505, 130 1st Avenue NW, Ephrata, WA 98823, 509-754-4376), was found to be technically complete on October 21, 2014. PROJECT: A Short Plat of approximately 20.92 acres in order to create three (3) lots from one existing parcel in the Rural Residential 1 zoning district of Grant County. As proposed, Lot 1 will be approximately 10.92 acres in size, and will contain an existing single-family residence, barn, shop, well, and septic system. Lots 2 and 3 will both be approximately 5.00 acres in size, and are presently vacant. The intended use of each of the proposed lots is residential. STUDIES REQUIRED: None. LOCATION: The site address of the subject parcel is 2685 Road 11.7 NW, Ephrata, WA. The subject parcel is known as Lot 1 of the Halvorson Short Plat, and is located approximately 1.50 miles south of the city limits of Ephrata, WA, and approximately 0.27 miles east of the intersection of Dodson Road NW and Road 11.7 NW, and in the NW quarter of Section 3, Township 20 North, Range 26 East, WM, Grant County, WA (Parcel #31-2684-000). ZONING: Rural Residential 1. PUBLIC HEARING: None. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code. All persons, agencies, or tribes have the right to comment, receive notice, participate in any hearings, request a copy of the final decision, and/or appeal the decision as provided by law and County Code. This may be the only opportunity to comment on the above listed materials.
