PROJECT: A Variance to two Performance & Use Standards as defined in GCC § 23.08.020(f), in order to enable construction of an 8-ft. tall deer fence around the perimeter of two parcels (that total approximately 40.05 acres in size) in the Recreational Development zoning district of Grant County.

Notice is hereby given that a request for a Variance received by Grant County on December 27, 2013 from JMPH LLC (Designated Contact: Larry Gangle, G.G. Richardson, Inc., PO Box 422, Wenatchee, WA 98807, 509-662-4541), was found to be technically complete on January 9, 2014. PROJECT: A Variance to two Performance & Use Standards as defined in GCC § 23.08.020(f), in order to enable construction of an 8-ft. tall deer fence around the perimeter of two parcels (that total approximately 40.05 acres in size) in the Recreational Development zoning district of Grant County. Specifically, the proponent seeks a Variance to the 4-ft. front yard (fence) height restriction in order to allow construction of a new 8-ft. tall fence, and a Variance to the 6-ft.

side and rear yard (fence) height restriction in order to allow an increase in height (from 6 ft. to 8 ft.) of an existing fence. SEPA: Exempt. ADDITIONAL PERMITS: Building Permits. STUDIES REQUIRED: None. LOCATION: The subject area is located approximately 6 miles west of Quincy, WA, approximately 0.80 miles south of the intersection of State Highway 28 and Crescent Bar Rd. SW, near the intersection of Crescent Bar Rd. SW and Sunserra Loop Rd. NW, and in the south half of Section 18, Township 20 North, Range 23 East, WM, Grant County, WA (Parcels #14-1289-000 & #15-0629-000). ZONING: Recreational Development. PUBLIC HEARING: Hearing Examiner meeting tentatively scheduled at 12:00 noon, February 12, 2014, in Commissioners’ Hearing Room of Grant County Courthouse in Ephrata, WA. At this time any person(s) may appear and provide testimony. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code.
