PROJECT: A Variance to two Performance & Use Standards as defined in GCC § 23.08.020(f), in order to enable the construction of a 7’-4” tall security fence along three property lines of an approximately 2.50-acre parcel in the Urban Commercial 2 zoning district of Grant County.

Notice is hereby given that a request for a Variance received by Grant County on August 6, 2014 from Robert & Lorna Ludtke (8583 Hillcrest Drive NE, Moses Lake, WA 98837, 509-760-9200), was found to be technically complete on August 19, 2014. PROJECT: A Variance to two Performance & Use Standards as defined in GCC § 23.08.020(f), in order to enable the construction of a 7’-4” tall security fence along three property lines of an approximately 2.50-acre parcel in the Urban Commercial 2 zoning district of Grant County. Specifically, the proponents seek a Variance to the 4-ft. front yard (fence) height restriction, and a Variance to the 6-ft. side and rear yard (fence) height restriction in order to allow construction of the security fence as proposed. SEPA: Exempt. ADDITIONAL PERMITS: Building Permit. STUDIES REQUIRED: None. LOCATION: The site address of the subject parcel is 4370 Stratford Road NE, Moses Lake, WA. It is located approximately 0.52 miles north of the intersection of State Highway 17 and Stratford Road NE, and approximately 0.14 miles south of the intersection of Stratford Road NE and Maple Drive NE, and in the SE quarter of Section 10, Township 19 North, Range 28 East, WM, Grant County, WA (Parcel #17-0390-000). ZONING: Urban Commercial 2. PUBLIC HEARING: Hearing Examiner meeting tentatively scheduled at 12:00 noon, October 8, 2014, in Commissioners’ Hearing Room of Grant County Courthouse in Ephrata, WA. At this time any person(s) may appear and provide testimony. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code.
