PROJECT: A Short Plat of approximately 87.283 acres in order to create three (3) lots from one existing parcel in the Agriculture zoning district of Grant County.

Notice is hereby given that a Preliminary Short Plat application received by Grant County on July 10, 2014 from Blue Vine LLC (Designated Contact: Kevin Richards, Western Pacific Engineering & Survey, 1328 E. Hunter Place, Moses Lake, WA 98837, 509-765-1023), was found to be technically complete on August 5, 2014. PROJECT: A Short Plat of approximately 87.283 acres in order to create three (3) lots from one existing parcel in the Agriculture zoning district of Grant County. Two proposed clustered lots (Lots 2 and 3) are intended for residential use. As proposed, Lot 2 will be approximately 2.829 acres in size, and is presently vacant. Lot 3 will be approximately 3.396 acres in size, and contains an existing single-family residence, barn, shed, well, and septic system. Lot 1 will be approximately 81.058 acres in size, and is also presently vacant. Lot 1 will continue its present agricultural use, and will have no residential capacity. Lot 1 will also contain the required designated open-space area. STUDIES REQUIRED: None. LOCATION: The site address of the subject parcel is 6504 Road S SE, Warden, WA. It is located approximately 10 miles southeast of Moses Lake, WA and approximately 2 miles northwest of Warden, WA. It is also located approximately 1.10 miles northeast of the intersection of State Highway 17 and State Highway 262, and approximately 0.50 miles north of the intersection of Road S SE and Road 7 SE, and in the NE quarter of Section 6, Township 17 North, Range 30 East, WM, Grant County, WA (Parcel #19-1311-000). ZONING: Agriculture. PUBLIC HEARING: None. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code. All persons, agencies, or tribes have the right to comment, receive notice, participate in any hearings, request a copy of the final decision, and/or appeal the decision as provided by law and County Code. This may be the only opportunity to comment on the above listed materials.
