(approximately 1,080 square ft.) garage with a 5-ft. front setback on an approximately 0.47-acre parcel in the Shoreline Development 3 zoning district of Grant County.

Notice is hereby given that a request for a Variance received on May 24, 2013 from Karen Jewell (Designated Contact: Max Knauss, 901 Fairview Drive NW, Ephrata, WA 98823, 509-750-9117), was found to be technically complete on September 17, 2013. PROJECT: A Variance to the 20-ft. front setback requirement as defined in GCC § 23.12, Table 3, in order to enable construction of a 30-ft. x 36-ft. (approximately 1,080 square ft.) garage with a 5-ft. front setback on an approximately 0.47-acre parcel in the Shoreline Development 3 zoning district of Grant County. Eaves of the proposed garage will project no more than 16 inches into the front setback. SEPA: Exempt. ADDITIONAL PERMITS: Building Permit. STUDIES REQUIRED: None. LOCATION: The site address of the subject parcel is 32541 Lakeshore Drive NE, Coulee City, WA. It is known as Lots 1 to 3, less Tax #7925, Block 1 of Blue Lake Summer Homes plat. The site is located approximately 1.8 miles northeast of the intersection of State Highway 17 and Moore Road NE, and immediately north of the intersection of Moore Road NE, Lakeshore Drive NE, and Buckley Sq. NE. It is in the SW quarter of Section 21, Township 24 North, Range 27 East, WM, Grant County, WA (Parcel #07-0890-000). ZONING: Shoreline Development 3. PUBLIC HEARING: Hearing Examiner meeting tentatively scheduled at 12:00 noon, November 13, 2013, in Commissioners’ Hearing Room of Grant County Courthouse in Ephrata, WA. At this time any person(s) may appear and provide testimony. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code.
