NOTICE IS HEREBY GIVEN that there has been proposed to the Franklin County Planning Commission an application by Dave Greeno, 12406 Eagle Reach Ct, Pasco, WA 99301 for a preliminary plat subdivision, SUB 2013-02.

FRANKLIN COUNTY

NOTICE OF PUBLIC HEARING

Said application is to subdivide approximately 29.30 acres into 44 single family residential lots. The average lot size in the development is approximately 23,444 square feet in size. The largest lot is approximately 32, 396 square feet and the smallest lot is approximately 21, 780 square feet in size.

The land is zoned Residential Suburban 20,000 (RS-20) and is located within the City of Pasco Urban Growth Area. This area allows for residential uses on parcels of land with a minimum lot size of approximately 1/2 acre. The subject parcel is described as follows:

Parcel Number 126-150-058: Portion of the SW Quarter of the NW Quarter of the SE Quarter of Section 1, Township 9 North, Range 28 East, WM Franklin County, WA and

Parcel Number 126-150-076: Portion of the North Half of the NW Quarter of the Southeast Quarter of Section 1, Township 9 North, Range 28 East, WM Franklin County, WA.

NON-LEGAL DESCRIPTION: The 29.30 acres (approximate) is located north of Burns Road along the east side of Kohler Road in the Pasco Urban Growth Area Boundary (Parcel Numbers 126-150-076 and 126-150-058).

NOTICE IS FURTHER GIVEN that said application will be considered by the Franklin County Planning Commission. Said consideration will be a public hearing on October 1, 2013 at the hour of 7:00 p.m. in the Franklin County Courthouse, Commissioners Meeting Room, 1016 North 4th Avenue, Pasco, WA 99301 and all concerned may appear and present any support for or objections to the application. Written comments are accepted prior to the public hearing and those comments shall be submitted to the Franklin County Planning Department, 1016 North 4th, Pasco, Washington 99301.

NOTICE IS FURTHER GIVEN that said proposal has been reviewed under the requirements of the State Environmental Policy Act, as amended, along with the Environmental Checklist and other information. A determination has been made as to the environmental impacts of the proposal and a Mitigated Declaration of Non-Significance (MDNS) has been issued. Accordingly, an Environmental Impact Statement is not required. This determination was made on September 5, 2013 and comments regarding the determination and the environmental impacts of the proposal can be made to the Planning Department by September 26, 2013.
