Notice is hereby given that a Preliminary Short Plat application received by Grant County on May 3, 2013 from Adams Bros. Properties LLC (Designated Contact: Paul Snelson, Knudsen Land Survey LLC, PO Box 505, 130 1st Avenue NW, Ephrata, WA 98823, 509-754-4376), was found to be technically complete on June 10, 2013.

Notice is hereby given that a Preliminary Short Plat application received by Grant County on May 3, 2013 from Adams Bros. Properties LLC (Designated Contact: Paul Snelson, Knudsen Land Survey LLC, PO Box 505, 130 1st Avenue NW, Ephrata, WA 98823, 509-754-4376), was found to be technically complete on June 10, 2013. PROJECT: A Short Plat of approximately 140.78 acres in order to create three (3) lots from one existing parcel in the Agriculture zoning district of Grant County. Two proposed clustered lots (Lots 1 & 2) are intended for residential use. As proposed, Lot 1 will be approximately 1.76 acres in size, and contains an existing storage structure. Lot 2 will be approximately 1.67 acres in size, and contains an existing single-family residence, garage, well, and septic system. Lot 3 will be approximately 129.36 acres in size, and contains an existing single-family residence, septic system, and agricultural buildings. Lot 3 will continue to be used for residential and agricultural purposes, and will contain the required designated open-space area. STUDIES REQUIRED: None.

LOCATION: The site address of the subject parcel is 3523 Road 5 NW, Ephrata, WA. It is located approximately 10.0 miles south of Ephrata, WA, and approximately 0.50 miles west of the intersection of Dodson Road NW and Road 5 NW, and in the NW quarter of Section 9, Township 19 North, Range 26 East, WM, Grant County, WA (Parcel #21-1364-000). PRESENT ZONING: Agriculture. PUBLIC HEARING: None. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code. This may be the only opportunity to comment on the above listed materials.
