NOTICE IS HEREBY GIVEN that the undersigned trustee will on 07/27/2012, at 10:00 a.m. at the At the Police Justice County Building, 401 S Balsam St, n/k/a 411 S Balsam St, Moses Lake, WA, the undersigned Trustee (subject to any conditions imposed by the trustee to protect lender and borrower) will sell at public auction to the highest and best bidder, payable at time of sale, the following described real property, situated in the County of Grant, State of Washington: Lot 15, Quail Springs Phase 2, according to the plat thereof recorded in Volume 17 of Plats, page(2) 8, 9 and 10, records of Grant County, Washington; Tax Parcel ID No.: 12-0881-565; commonly known as: 4721 Covey Ln NE, Moses Lake, WA 98837, which is subject to that certain Deed of Trust recorded on 1/15/1998, under Auditor's File No. 1019319, records of Grant County, Washington, from John D Lawson and Julie L Lawson, as Grantor, to Katrina E. Glogowski, Glogowski Law Firm, PLLC, as successor Trustee, to secure an obligation in favor of Green Tree Financial Servicing Corporation, as Beneficiary, subsequently assigned to U.S. Bank, N.A., as trustee on behalf of Manufactured Housing Contract Senior/Subordinate Pass-Through Certificate Trust 1998-2 on 04/06/2012 under Instrument No. 1298679. No action commenced by the Beneficiary of the Deed of Trust is now pending to seek satisfaction of the obligation in any Court by reason of the Grantor's or Borrower's default in the obligation secured by the Deed of Trust. The default(s) for which this foreclosure is made is/are as follows: Failure to Make Payments as Follows: July 2011 thru Apr, 2012, payments of $792.42 for a total of $7,924.20; Late Charge Information: July, 2011 thru Mar, 2012 in the amount of $49.99; and estimated foreclosure fees and costs in the amount of $11,874.19. The sum owing on the obligation secured by the Deed of Trust is: $102,310.59, together with interest as provided in the note or other instrument secured from 07/05/2011, and such other costs and fees as are due under the Note or other instrument ssecured, and as are provided by statute. The above-described real property will be sold to satisfy the expense of sale and the obligation secured by the Deed of Trust as provided by statute. The sale will be made without warranty, express or implied regarding title, possession, or encumbrances on 07/27/2012. The default(s) referred to in paragraph III, together with any subsequent payments, late charges, advances costs and fees thereafter due, must be cured by 07/16/2012 to cause a discontinuance of the sale. of default was posted on a conspicuous place on the real property described in paragraph I above, and the Trustee has possession of proof of such service or posting. The Trustee whose name and address are set forth below will provide in writing to anyone requesting it a statement of all foreclosure costs and trustee's fees due at any time prior to the sale. The effect of the sale will be to deprive the Grantor and all those who hold by, through or under the Grantor of all their right, title and interest in the above-described property. Anyone having any objections to the sale on any grounds whatsoever will be afforded an opportunity to be heard as to those objections if they bring a lawsuit to restrain the sale pursuant to RCW 61.24.130. Failure to bring such a lawsuit may result in a waiver of any proper grounds for invalidating the Trustee's sale.
