Notice is hereby given that a request for a Variance received on March 1, 2011 from Trinidad Trading Post Property (Designated Contact: Darren Ludwigsen, Denali Properties, LLC, PO Box 1845, Bellevue, WA 98009, 206-707-6583) was found technically complete and preliminarily appears to be consistent with the Unified Development Code and other applicable state and local requirements as of March 3, 2011. PROJECT: A Variance to the requirements limiting the size of retail and service uses to 3,000 square feet of gross floor area per establishment as defined in GCC 23.04.430(b), in order to enable construction of a Mini Storage Park facility with a total floor area of approximately 33,525 square ft. on a 3.54-acre parcel in the Rural Community zoning district of Grant County. SEPA: Exempt. ADDITIONAL PERMITS: Conditional Use Permit, Building Permits. STUDIES REQUIRED: None. CONSISTENCY STATEMENT: This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code. LOCATION: The site address of the subject parcel is 9967 Road W.8 NW, Quincy, WA, located near the intersection of State Highway 28 and Crescent Bar Road NW, and in the NW quarter of Section 18, Township 20 North, Range 23 East, WM, Grant County, WA (Parcel #05-0886-000). ZONING: Rural Community. PUBLIC HEARING: Board of Adjustment hearing tentatively scheduled at 7 pm, April 13, 2011, in Commissioners' Hearing Room of Grant County Courthouse in Ephrata, WA. At this time any person(s) may appear and provide testimony. All persons, agencies, or tribes have the right to comment, receive notice, participate in any hearings, request a copy of the final decision, and/or appeal the decision as provided by law and County Code. This may be the only opportunity to comment on the above listed materials.
