Notice is hereby given that a request for a Variance received on

February 10, 2011 from Jerry Birdwell of 58205 View Place NE, Grant

Coulee, WA 99133, (509)633-0798, was found technically complete and

preliminarily appears to be consistent with the Unified Development

Code and other applicable state and local requirements as of March

1, 2011.

    Notice is hereby given that a request for a Variance received on February 10, 2011 from Jerry Birdwell of 58205 View Place NE, Grant Coulee, WA 99133, (509)633-0798, was found technically complete and preliminarily appears to be consistent with the Unified Development Code and other applicable state and local requirements as of March 1, 2011.  PROJECT:  The proponent seeks a Variance to the 20-ft. front setback requirement as defined in GCC § 23.12, Table 1, in order to enable the construction of a 20-ft. x 25-ft. (500 square ft.) garage with a 5-ft. front setback on a .20-acre parcel in the Urban Residential 3 zoning district of Grant County.  SEPA:  Exempt.  ADDITIONAL PERMITS:  Building Permit.  STUDIES REQUIRED:  None.  CONSISTENCY STATEMENT:  This proposal is subject to and shall be consistent with Grant County Code, International Building Code, and International Fire Code.  LOCATION:  The site address of the subject parcel is 58205 View Place NE, Grand Coulee, WA.  It is located south of State Highway 155 between Electric City, WA and Grant Coulee, WA, and near the intersection of View Place NE and Granite Place NE, and in the SE quarter of Section 10, Township 28 North, Range 30 East, WM, Grant County, WA (Parcel #18-2151-000).  ZONING:  Urban Residential 3.  PUBLIC HEARING:  Board of Adjustment hearing tentatively scheduled at 7 pm, April 13, 2011, in Commissioners' Hearing Room of Grant County Courthouse in Ephrata, WA.  At this time any person(s) may appear and provide testimony.  Copies of application materials (File #11-5532) are available from Rick Rettig, Grant County Planning Department, 457 1st Avenue NW, PO Box 37, Ephrata, WA 98823, (509)754-2011, ext. 622.  Office hours:  8 am-12 noon, 1-5 pm, M-F.  Comments must be submitted to the Planning Department no later than 5 pm, March 23, 2011. Comments should be as specific as possible and may be mailed, hand-delivered, or sent by facsimile.  All persons, agencies, or tribes have the right to comment, receive notice, participate in any hearings, request a copy of the final decision, and/or appeal the decision as provided by law and County Code.  This may be the only opportunity to comment on the above listed materials.
