Larson, will, on the 28th day of January, 2011, at the hour of 10:00 a.m. inside the main lobby of the Police Justice Building (Balsam Street entrance), 401 South Balsam, Moses Lake,  State of WA, sell at public auction to the highest and best bidder, payable at the time of sale the following described real property, situated in the county of Grant, state of WA, to wit: That portion of Farm Unit 99, Irrigation Block 89, Sixth Revision, Columbia Basin Project, according to plat thereof filed 9/17/62, in SW 1/4  of SW 1/4 of Sect 9, Twnshp 19 N, Range 27 EWM, records Grant County, WA & described as follows: Beginning at a PK Nail marking SW corner of said Sect 9, said point bears South 00¡30'02" W, distance of 2675.80' from USBR Brass Cap Monument marking W quarter corner of Sect 9 & N 88¡11'02" W, a distance of 2674.30' from a USBR Brass Cap Monument marking S quarter corner of Sect 9; thence S 88¡11'00" E following S boundary of Sect 9 & Farm Unit 99, a distance of 772' to SW corner of that certain parcel of land described under Auditor's File #770565, records of Grant County, said point being marked by a PK Nail and is True Point of Beg; thence N 00¡30'02" E following W boundary of said Parcel and parallel to W boundary of said Sect 9, a distance of 208.71' to 1/2" rebar with Surveyor's Cap; thence S 88¡11' 02" E parallel to S boundary of said Sect 9 and said Farm Unit 99, a distance of 208.71' to 1/2" rebar with Surveyor's Cap; thence S 00¡30'02" W, a distance of 208.71' to an intersection with S boundary of said Sect 9 and said Farm Unit 99; thence N 88¡11'02" W following said S boundary, a distance of 208.71' to True Point of Beg.  Together with 1981 Hillcrest 14x70 Manufactured Home VIN#02960630P; Tax Parcel #211237005; which is subject to that certain Deed of Trust dated November 9, 2009, recorded November 19, 2009, under Auditor's File No. 1263539, records of Grant County, WA, from GEORGE W. LEWIS, as his separate estate, as Grantor, to GRANT COUNTY TITLE COMPANY,  as Trustee, to secure an obligation in favor of PAMP MAIERS dba PAMPCO INVESTMENTS, as Beneficiary.  LARRY W. LARSON is now Successor Trustee by reason of an Appointment of Successor Trustee, recorded on October 26, 2010, under Auditor's File No. 1277966, records of Grant County, WA. II.  No action commenced by the Beneficiary of the Deed oof Trust is now pending to seek satisfaction of the obligation in any court by reason of the Grantor's default on the obligation secured by the said Deed of Trust.  III.  The defaults for which this foreclosure is made are as follows: Failure to pay when due the following amounts which are now in arrears:  a. Five (5) monthly payments of $600.00 each:  Three Thousand and 00/100 Dollars ($3,000.00).  b. Interest due in the amount of Three Hundred Ninety-Four and 85/100 Dollars ($394.85). c.  Delinquent property taxes for 2010 in the amount of One Thousand Two Hundred Sixty-Two and 75/100 Dollars ($1,262.75),  including interest and penalties. In summary, the total amount in arrears as described above is: Total Principal Due: $3,000.00; Total Interest Due:    $ 394.85; Delinquent Property Taxes for 2010 (including interest and penalties):$1,262.75; Total Amount in Arrears:$ 4,657.60.  In addition to the above-described defaults, the non-monetary defaults for which this foreclosure is made are as follows:  Trustee's or Attorney's Fees:  $1,250.00; Title Report: $453.18; Recording Fees (est):$100.00; Postal Costs/Copying Expenses:$215.00; Service/Posting Fees (est):$175.00; Publication:$750.00; ESTIMATED TOTAL COSTS AND FEES: $2,943.18; ESTIMATED TOTAL BREACH AMOUNTS:$7,600.78; ESTIMATED TOTAL REINSTATEMENT AMOUNT:$ 7,600.78.  IV.  The sum owing on the obligation secured by the Deed of Trust is:  Principal of Three Thousand and 00/100 Dollars ($3,000.00), together with interest as provided in the Note secured from the 22nd day of April, 2009, and such other fees, costs, penalties, and advances as are due under the Note or other instrument secured, and as are provided by statute.  V.  The above-described real property will be sold to satisfy the expense oof sale and the obligation secured by the Deed of Trust as provided by statute.  The sale will be made without warranty, express or implied, regarding title, possession, or encumbrances on the 28th  day of January, 2011.  The defaults referred to in paragraph III must be cured by the 17th  day of January, 2011 (11 days before the sale date), to cause a discontinuance of the sale.  The sale will be discontinued and terminated if at any time on or before the 17th  day of January, 2011, (11 days before the sale date), the defaults as set forth in paragraph III are cured and the Trustee's fees and costs are paid.  The sale may be terminated any time after the 17th  day of January, 2011 (11 days before the sale date), and before the sale by the Borrower, Grantor, any Guarantor, or the holder of any recorded junior lien or encumbrance by paying the entire principal and interest secured by the Deed of Trust, plus costs, fees, and advances, if any, made pursuant to the terms of the obligation and/or Deed of Trust, and curing all other defaults. VI.  A written notice of default was transmitted by the Beneficiary or Trustee to the Grantor or the Grantor's successor in interest at the following addresses: GEORGE W. LEWIS, 2180 ROAD 4 NE, MOSES LAKE, WA 98837, by both first class and certified mail on the 23rd  day of September, 2010, proof of which is in the possession of the Trustee; and the written amended notice of default was posted in a conspicuous place on the real property described in paragraph I above, and the Trustee has possession of proof of such service or posting.  VII.  The Trustee whose name and address are set forth below will provide in writing to anyone requesting it, a statement of all costs and fees due at any time prior to the sale. VIII.  The effect of the sale will be to deprive the Grantor and all those who hold by, through or under the Grantor of all their interest in the above-described property.  IX.  Anyone having any objection to the sale on any grounds whatsoever will be afforded an opportunity to be heard as to those objections if they bring a lawsuit to restrain the sale pursuant to RCW 61.24.130.  Failure to bring such a lawsuit may result in a waiver of any proper grounds for invalidating the Trustee's sale. X.  NOTICE TO OCCUPANTS OR TENANTS.  The purchasers at the Trustee's Sale are entitled to possession of the property on the 20th day following the sale, as against the grantor under the deed of trust (the owner) and anyone having any interest junior to the deed of trust, including occupants and tenants.  After the 20th day following the sale, the purchaser has the right to evict occupants and tenants by summary proceedings under the unlawful detainer act, Chapter 59.12 RCW.
