GCRR 101 LLC submitted an application for a Zoning Variance on Dec. 6, 2010. The application was determined to be substantially complete and ready for review on Dec. 13, 2010. The proposed project location is 121 N. Stratford Road, Parcel 110007004, and tax #14674; S14 T19 R28, and part of parcel 090006000. The proposal is to request a zoning variance from the maximum front setback requirement of the C-1 zone in order to build a 350 square foot coffee shop. Moses Lake Municipal Code requires that the buildings in the C-1 zone be constructed with no front setback, or next to the front property line. The project has been determined to be consistent with the City's Comprehensive Plan and the following Development Regulations are applicable to the project: City of Moses Lake Municipal Code Title 17 Subdivisions, Title 18 Zoning, Title 14 Environmental Regulations, and Title 20 Development Review Process; City of Moses Lake Shorelines Management Master Plan.

The Hearing Examiner will hold a public hearing for this project at 1:15 pm, January 12, 2011 in the City Council Chambers located at 411 S. Balsam. All interested parties are encouraged to attend and make comment.

Comments on this proposal from public agencies with jurisdiction will be accepted until 5:00 p.m. on December 28, 2010. Comments on other aspects of this proposal from the general public will be accepted up to the date of the public hearing. Public comment may be provided up to the date of the public hearing. In addition, persons who want to be informed

of future actions or the final decision on this proposal should provide their name and address to the project planner listed below. The final decision on this proposal will be made within 120 days of the date of the notice of completeness and may be appealed according to the City appeal provisions specified in Moses Lake Municipal Code 20.11, Appeals.
