NOTICE IS HEREBY GIVEN that the undersigned Trustee will on n June 16, 2009, at the hour of 10:00 a.m. at the front entrance of the Grant County Courthouse, 35 C St. NW., in the City of Ephrata, State of Washington, sell at public auction to the highest and best bidder, payable at the time of sale, the following described real property, situated in the County of Kittitas, State of Washington, to-wit:
Lot 69, Desert Aire No. 3, according to the plat thereof recorded in Volume 9 of Plats, Page(s) 69, records of Grant County, Washington.
which is subject to that certain Deed of Trust dated November 15, 2006, recorded November 20, 2006, under Auditor's File No 1204072, records of Grant County, Washington, from Steve Sedoo and Christy Sedoo, husband and wife, as Grantor, to Stewart Title of Kittitas County, as Trustee, to secure an obligation in favor of Los Abuelos, Inc., a Washington corporation, as Beneficiary, the beneficial interest in which was assigned by Los Abuelos, Inc., a Washington corporation, under an Assignment of Promissory Note and Deed of Trust recorded under Auditor's File No. 1241003.
II.
No action commenced by the Beneficiary of the Deed of Trust is now pending to seek satisfaction of the obligation in any Court by reason of the Borrower's or Grantor's default on the obligation secured by the Deed of Trust.
III.
The default for which this foreclosure is made is as follows:
Failure to pay when due the following amounts which are now in arrears:
20 monthly payments at $350 per month (through February 2009) $7,000.00
Interest through March 19, 2009 $6,235.88
Late charges (20 months @ $25.00) $500.00
TOTAL PRINCIPAL/INTEREST DUE: $6,735.88
IV.
The sum owing on the obligation secured by the Deed of Trust is: Principal $41,000.00, together with interest as provided in the note or other instrument secured from the 15th day of November, 2006, and such other costs and fees as are due under the note or other instrument secured, and as are provided by statute.
V.
The above-described real property will be sold to satisfy the expense of sale and the obligation secured by the Deed of Trust as provided by statute. The sale will be made without warranty, express or implied, regarding title, possession, or encumbrances on June 16, 2009. The default(s) referred to in paragraph III must be cured by the June 1, 2009, (11 days before the sale date), to cause a discontinuance of the sale. The sale will be discontinued and terminated if at any time on or before June 1, 2009, (11 days before the sale date), the default(s) as set forth in paragraph III is/are cured and the Trustee's fees and costs are paid. The sale may be terminated any time after June 1, 2009, (11 days before the sale date), and before the sale by the Borrower, Grantor, any Guarantor, or the holder of any recorded junior lien or encumbrance paying the entire principal and interest secured by the Deed of Trust, plus costs, fees, and advances, if any, made pursuant to the terms of the obligation and/or Deed of Trust, and curing all other defaults.

by both first class and certified mail on the 17th day of October, 2008, proof of which is in the possession of the Trustee; and the Borrower and Grantor were personally served on the November 12, 2008, with said written notice of default or the written notice of default was posted in a conspicuous place on the real property described in paragraph I above, and the Trustee has possession of proof of such service or posting.
VII.
The Trustee whose name and address are set forth below will provide in writing to anyone requesting it, a statement of all costs and fees due at any time prior to the sale.
VIII.
The effect of the sale will be to deprive the Grantor and all those who hold by, through or under the Grantor of all their interest in the above-described property.
IX.
Anyone having any objection to the sale on any grounds whatsoever will be afforded an opportunity to be heard as to those objections if they bring a lawsuit to restrain the sale pursuant to RCW 61.24.130. Failure to bring such a lawsuit may result in a waiver of any proper grounds for invalidating the Trustee's sale.

NOTICE TO CONTRACTORS
CITY HALL UTILITY PROJECT

Sealed bids will be received at City Hall, 321 South Balsam, (P. O. Box 1579), Moses Lake, Washington 98837 until June 16, 2009; 2:00 p.m., for the above-named improvement. Said bids will be opened and publicly read at that time. All bids shall be received before said opening time in sealed envelopes with "CITY HALL UTILITY PROJECT" marked plainly thereon.
All bids shall be accompanied by a deposit in the form of a postal money order, cashier's check, or surety bond in an amount equal to 5 percent of the bid. Should the successful bidder fail to enter into a contract and/or to furnish a satisfactory contract bond within the time stated in the specifications, the deposit shall be forfeited to the City.
Copies of plans and specifications are on file at various construction councils and at City Hall and may be obtained for a non-refundable fee of $40.00 at the above address. Only bids from those who have purchased plans and specifications will be accepted per the special provisions.

Request for Qualifications - General Contractor
Community Frameworks is requesting Statements of Qualifications from General Contractors to be pre-selected to participate in a Select Bid for Northwest Estates II. The project will consist of 17 units of multi-family housing located in Moses Lake, WA. General Contractors must be licensed in the State of Washington, must demonstrate experience with comparable contracts of $1.5 million or more, and be able to provide payment and performance bonds and liability insurance in the full amount of the contract.
