Aaxon develops hundreds of homes around Moses Lake

'Tip of iceberg' leads to company's projects

MOSES LAKE — A resident real estate agency has multiple development projects in the works.

Aaxon Realty and the company it represents, Schneider Family Homes, for which Aaxon owner and broker Philip Grosso manages construction, sales and marketing, have several projects scheduled for development over the next two years.

They include:

— Polo Ridge, a development with 112 single-family lots on Polo Ridge Drive. Grosso said the agency may sell a portion of those lots.

— Next to Polo Ridge, the company is buying Barrington Point, along Paxson Drive and Virigina Street, with 54 lots and room for another 200 lots, Grosso said. Both Polo Ridge and Barrington Point will be developed in 2007.

"That would be the entire empty space on that peninsula," Grosso said. "These will be what we call 'move-up market,' not starter homes."

— Moses Landing, a 192-acre development in the Cascade Valley area, 160 acres of which were recently annexed, following denial of an application by the county and a court trial. It will be a planned unit development and will probably take place in 2008.

"We and the city have to get water and sewer across to it," Grosso said. "So that's down the road a little ways."

— Villa Marina replaces Lakefront RV on Marina Drive with 72 waterfront condominiums next year.

— Broadway Plaza, a commercial development for office condominiums for purchase, which borders Aaxon's office on Broadway Avenue and could hold up to 60,000 square-feet, although Grosso said the company will probably not build that much.

— Weston Plaza, a similar commercial development on Valley Road totaling 32,000 square feet.

— Kestrel Cove, four houses overlooking the lake in the Cascade Valley area

— Country Club Estates, 30 lots, with 10 houses built and two still for sale, in the Mae Valley area.

Many of the projects are in an embryonic stage, Grosso said. Kestrel Cove and Country Club Estates are under way.

Grosso said the company is also working on marketing for another big project, but declined to say more until a contract is signed.

"I hope that (the projects) have enough impact to bring in Fred Meyer and Costco," he said. "The reason we're going forward with these projects, we truly believe that we've just seen the tip of the iceberg with jobs. We've identified 2,000 jobs coming into the area within the next year, year and a half."

So many people are contacting the Grant County Economic Development Council and area port districts, Grosso said, that there's no way of knowing the total number of new jobs moving in. His company anticipates a lot of need.

"Now that Microsoft and Yahoo! came, it's going to be like lemmings going to the sea," he said. "Who knows? But I expect to see a lot of high-tech. Anybody that can benefit from cheap power, fiber optic, cheap land and the longest runway west of the Mississippi is going to land in Moses Lake. It's not rocket science, you know? This is not a tough one to figure out. We are going to grow. Period. I feel, next year, we could be a thousand units short. Time will tell."
