NOTICE IS HEREBY GIVEN that the undersigned Trustee, FIRST AMERICAN TITLE INSURANCE COMPANY under the terms of the Deed of Trust described below and at the direction of the Beneficiary, will on 09-09-2005, at 10:00 AM, AT

BALSAM STREET, MOSES LAKE, WA, will sell at public auction to the highest and best bidder, payable in cash or certified funds at the time of sale, the real property with the assessor's property tax parcel no. 10-1044-000, situated in the County of GRANT, State of Washington, to-wit: LOT 26, BLOCK 1, LAKEVIEW TERRACE UNIT NO. 2 ADDITION TO MOSES LAKE, AS PER PLAT THEREOF RECORDED IN VOLUME 5 OF PLATS, PAGE 42, RECORDS OF GRANT COUNTY, WASHINGTON. Commonly known as: 610 CLOVER DR, MOSES LAKE, WA 98837 which is subject to that certain Deed of Trust dated 10-03-1994, recorded 10-07-1994, under Auditor's File No. 941010026, records of GRANT County, Washington, from GREGORY R. AND ANNA B. GONZALEZ, HUSBAND AND WIFE, as Grantor(s), to BENEVEST SERVICES, INC., as Trustee, to secure an obligation in favor of BENEFICIAL WASHINGTON INC. D/B/A BENEFICIAL MORTGAGE CO., as Beneficiary. II. No action is now pending to seek satisfaction of the obligation in any Court by reason of the Grantor's default on the obligation secured by said Deed of Trust/Mortgage. III. The sum owing on the obligation secured by the Deed of Trust is: The principal sum of $35,293.35, together with interest as provided in the Note or other instrument secured from 02-07-2005, and such other costs and fees as are provided by statute. V. The above described real property will be sold to satisfy the expense of sale and the obligation secured by said Deed of Trust as provided by statute. Said sale will be made without warranty, expressed or implied, regarding title, possession, encumbrances on 09-09-2005. The defaults referred to in Paragraph III must be cured by 08-29-2005, (11 days before the sale date) to cause a discontinuance of the sale. VII. The Trustee whose name and address are set forth below will provide in writing to anyone requesting it, a statement of all costs and fees due at any time prior to the sale. VIII. The effect of the sale will be to deprive the Grantor and all those who hold by, through or under the Grantor of all their interest in the above described property. IX.
